We’ve been in the construction business for a long time, and along the way, we’ve developed a streamlined process that helps us complete our projects in the most efficient way possible.

Planning and development.
Our clients may need assistance with the pre-construction feasibility
and economics of their project. We provide construction feasibility
studies and cost analysis reports on properties that our clients
are thinking about purchasing.

Preliminary
design.
We work closely with our clients and interview them as to what their needs and
desires are. We then convert that input into sketches and drawings that may make
their architectural path a bit shorter. These drawings can also be used to form
a more accurate preliminary cost analysis. We then can provide their architect
with these in order to assist with the preliminary design process, if needed.
Some clients may wish to enlist an architect at this phase.

Pre-construction
budget.
Our clients may need a more formal budget for planning and financing purposes.
We can provide this based on preliminary architectural plans. The budget is broken
down item by item in a clear and concise format. Preliminary allowances are set
up to facilitate the owner’s ability to select appointments within a specific
economic range.

Architectural
design.
Your architect, or an architect that we refer, will meet with you and begin the
design process. This may include several meetings to determine your design preferences,
family needs, fixtures, finishes, etc. The soils, structural and energy engineering
processes are also initiated at this time.

Plan
review.
Plans and specifications are finalized at this time. All layouts and dimensions
are reviewed. Interior and exterior finishes, fixtures, appliances and materials
are specified. All allowances are agreed to and inserted into the budget.

Permit
submittal.
Once review is complete, the next step is the submittal of the construction plans
and calculations to the appropriate agencies for their review. We will assist
in the execution of any changes required by the governmental agencies. We will
also support the architect with any negotiations or meetings needed in order
to push ahead the approval process.

Final
budget and construction documents.
A more finite budget is prepared for the final documents with all allowances
included. If needed, some of our subcontractors may be contacted to obtain more
exact pricing.

Pre-construction
meeting.
Just prior to breaking ground, we will furnish our clients with a construction
schedule. We also take this time to introduce our team to our clients. We will
delineate the course of the project and show the owners what will be required
of each member of the team, including the owners themselves. Items, such as selections
and allowances, are reviewed and the timeline pertaining to each is discussed.

Building
phases.
This, of course, is where our “feet meet the ground”. We believe
that the building phase, as a whole, should be a fun and exciting process. Our
superintendents keep the clients informed throughout each phase. This is where
all of our customers’ dreams and desires come to reality. The entire behind
the scenes planning and decisions are now put into action.
It is very exciting for our customers to drive up to their new home every few
days and see the progress. The towering framework where there once was raw land,
the newly installed wine cellar, the freshly grouted tiles and the shiny new
appliances all contribute to the anticipation of finally moving in.
